What is the application process?

1. The application is easy to access by phone or laptop:

2. We will then get a notification that it is filled out

3. Then the credit reporting agency will send you and email for authorization to pull a credit report.  Please look for that email and complete it.

4.  paystub: take a picture and email to  sospenllc@gmail.com.  (We typically do not do an employment verification and this allows us to see the income)

 

What are the qualifications?

The qualifications are that you will have stability of income and a satisfactory payment history.  For stability of income, on a rent of $1,000, the household would need to have stable income of $3,000 gross (before taxes) per month.  And we do require a copy of paystubs.  For satisfactory payment history, we do require a credit report.  If the credit report is limited, we could use other forms of payment history, such as a Landlord Verification of Rent, or a Bank Statement to show how bills are being paid. 

 

Is there an application fee?

At this time, there is no application fee.  The cost is $15 and we will cover the cost as a gesture of good faith.
 

What is the cost to move in?

This is the security deposit plus the prorated  first month's rent.  For example, if the move-in date was the 10th of the month and the rent amount is $1000, the prorated rent for that month would be $1000 rent divided by 30 days equals $33.33 per day multiplied by 20 days remaining in the month equals $666.67.

 

How much is the security deposit?

The security deposit is the same amount as the rent. For example, if the rental amount is $1000, the security deposit will be $1000.

 

Can the security deposit be spread out? 

We do have a security deposit alternative plan. In the same example we will require a $500 deposit and then add $50 to the rent every month. This is a great way to spread out the move-in costs.

 

Do you allow pets?

We generally allow pets and generally a maximum of two pets. Small pets in cages such as turtle, bird, snake, gecko, guinea pig, etc generally does not count as a pet. We do not have dog or cat breed restrictions.  Domesticated pig is not allowed.  If you have more than two pets or have pets not on this list, feel free to request more information.

 

Is there a pet deposit?

We understand that move-in costs can be a challenge so we do not charge a pet deposit.  At the same time, pets have a history of damaging doors and floors. For this reason, we do charge $25 per month pet fee per pet.  This does not include small pets in cages. 
 

What utilities do I pay? 

Since this is a single-family home, you’ll be responsible for the water, sewer, and trash.

 

Who does mowing?

On a single-family home, you will be responsible for mowing and what a great opportunity to feel like this is your home.  Some of our residents choose to hire a neighborhood adolescent to mow.  We may have local contacts in the area for all levels of mowing.  

 

Who maintains the yard?

On maintaining the yard, this is your chance to contribute to a beautiful living space, so feel free to add as many flowers as you like. From March until October, we have a monthly contest for the most beautiful yard. The prize is a $50 upgrade to the inside or outside of your home.
